Ancillary construction costs - house connections

Hello everyone,
I am quite early in the planning stage when it comes to building a house. Right now, I am trying to get an overall picture of the expected costs to avoid surprises. For this, I have looked at the breakdowns from other planners found on the internet and here in the forum and often miss the item "sewer connection," especially because it is quite a large cost factor. Just for understanding: there are indeed incidental costs labeled as "water connection," but these often seem suspiciously low to me.

Being aware that prices vary greatly by region, my current calculation for the property-related incidental costs is as follows:

    [*]assumed purchase price 65,000 €
    [*]broker commission 4,700 €
    [*]notary + land registry fees 975 €
    [*]real estate transfer tax 3,250 €
    [*]development - electricity 2,000 €
    [*]development - fresh water 3,500 €
    [*]development - sewage 5,000 €
    [*]development - telephone 500 €
    [*]development - gas 1,200 €
    [*]surveying 2,500 €
    [*]possibly demolition costs
    [*]possibly removal of tree stock

This brings me to a total of approx. 12,000 € for development costs, and I calculate that these are only the house connection costs (possibly including BKZ). Somehow it still seems very high to me when looking at the values other builders calculate. Am I overlooking something? Are the costs for Brandenburg too high, or have I accounted for certain items twice?

The list is intended to show only the costs attributable to the property and preparing the building ground. Other incidental costs (e.g., soil survey, structural engineer inspection, etc.) I currently attribute to the actual house construction.

In the actual planning, I would then try to coordinate the individual utility providers temporally so that certain savings result from a supply channel being opened just once.

Maybe someone is kind enough to have a look at the list to see what might not be quite right.

The costs for the internal development largely depend on how long the pipes have to be. I also do not see an item for [Regenwasser] in your list.

Hello,

it also depends a lot on whether all the connections are already on the property or not.

We demolished an old house and therefore assumed that we could connect all the pipes on our own land.

However, in our case, the sewage pipe at the property boundary was 30 cm higher than our drainage level (the drop of the sewage pipe to the sewer level is only below the street).

This meant for us:

- New inspection chamber

- Breaking open the street, connecting to the sewer, and closing the street again

All in, around TEUR 10.

It only became apparent after demolition and excavation.

=> Plan a proper buffer for unforeseen issues!!!

With us, the flat-rate costs can be easily inquired about by phone. Just give the supplier a call.

Yes, here in Hessen (Rhein-Main) as follows:

Fresh water €4,500 including BKZ for corner plot (26m are counted for the BKZ), distance from street to utility room 7.5m
Electricity €1,500
Telephone €400
6cbm concrete cistern, rain pipes, wastewater and inspection shafts €10,000

Very current, I am just paying the invoices.

Yesterday I received by mail from the municipal utilities the applications for the development for the water connection + gas connection.

I wanted to roughly calculate now what that will approximately amount to:

Pipe length 26m:

Water:

- The first 20m cost 616.32
- each additional meter costs 5.89
Total: 616.32 + 6 x 5.89 = 651.66

Now on the back of the price list is the composition of the construction cost subsidy.
What is that?

Do I understand correctly that I have to pay that to the municipal utilities?

That would be:

70/100 x number of meters x pipe network cost number x number of apartments

Number of meters = the square root of the rounded down plot size
Pipe network cost number = €153.00
Number of apartments = 0.9
so
70/100 x 27.2 x 153 x 0.9 = €2621.81

Did I understand that correctly?

So the house connection for drinking water costs €3273.47 + earthworks and other costs?
