12 was my first favorite - but I was persuaded by that one argument: Only one direct neighbor
Cross out the 10, there is too much snow to shovel - and if there are sidewalks, also weeds to remove that don't belong to you.

The thieves come at night more from the direction of the edge development garden side/field boundary (at least for us in the north) - but one likes it protected, the other free as a bird... one neighbor you have to take care of, that would probably be less of a problem for me :)

Number 12 looks good. The 640 m² is a nice and sought-after size ("not too big, not too small"). The shape is ideal for the double garage. And there is still enough left for the garden. Of course, it is always nicer to have only one neighbor or enough distance to them. But in today's new housing developments, you can only make everything fit if you don't have to watch the money.

I would give the tip to already explore the limits of financing and inquire about construction prices.
A company does not need to be contacted. There is information on the net about the dimensions of standard houses and double garages – info about construction costs can be found here in the forum.
Possibly a double garage is no longer an option at all because of the costs, then the search for an "extra wide" plot becomes unnecessary. Also, the garage does not have to be attached next to the house, other variants are possible.
It is easier to take a plot where a standard house fits. But with little or a lot of brainpower, you can also find a suitable house on irregular plots, also with standard dimensions.
There are also nice ideas for the 15 or 17 – you just have to deal with the dimensions of the plot, the requirements for access roads and edge construction, as well as the floor area ratio, and then the pushing and drawing on a sheet of paper can start.
Personally, I always find it very interesting what possibilities open up at once when you play a little Tetris ;)

Thank you for the many responses. That already helps us with the decision-making process. When we have the confirmation for a plot of land, I will definitely get in touch again. Then it will get serious, and the next questions surely won't take long to come :-)

So, after the weeks have passed, the community is one step further. We would now have the property with the number 12 secured. However, we have now learned that the administration made a mistake and forgot to put the property with the plot number 699/3 up for election as well. As you can see from the plan, it is the corner property, which directly borders number 12 to the south. Now we are unsure whether we should remain undecided after all. What would you say? Would you tend more towards the corner property with one less neighbor or stick with number 12?

It could be that the corner plot has a smaller building envelope. And you can then shovel snow on two sides - your 12 is perfect :)
