Advice for choosing the property

Hello everyone,

I have been following the forum diligently for a while now, as we are also considering building soon.

Now the municipality we prefer has launched a new residential area. Various plots of land are available in this area, which you can now apply for.

We have been pondering for days which plot would be the best for us. We want to build a single-family house with a double garage. Would you already go to a house building company with the plan and get advice? Or decide based on gut feeling?

Could you maybe give us a tip on which plot would be the most suitable and which ones you would exclude?

I have attached the plan for you (north is at the top). The color-marked plots are available.

The house must fit the plot, not the other way around.

With the given information, I would take the 25. Rectangular, south-facing, seems to have a decent width to get a double garage next to the house, possibly on the boundary, not too narrow. Only one direct neighbor, furthest away from the main road, no through traffic through the dead-end street.
Likewise, the largest (=most expensive) plot that is attached to or expected on parcel 700 and 701, of course, I do not know now.

Thank you for the initial assessment.

The property is, as you have already seen, the most expensive and therefore actually not an option for us. In addition, there is the pumping station at the end of the dead-end street, and I don't know how the noise level is there.

25 - alternatively 27 If it fails due to 10k € more for the land, you should consider building - or what amount are we talking about here?

What is around there? What, for example, borders on the 25? It looks like open field, is that forest? Fields farmed by the farmer? Possibly soon building land for a 3-story building? I personally would avoid the 25 because of my job experience. A nice compromise (price-performance ratio) would be the 10 – it has a good size, not too big/small, nice orientation. It offers options :) Greetings

East and south are fields. No construction is expected in the near future.

May I ask what, in your opinion, speaks against the 25?

Due to the size, we were considering the 12. Is there anything against that? It is the neighboring plot of the 10.
