The significance of standard land values is currently relative. Honestly, I wouldn't be very interested in the standard land values either if I had a property to sell. Of course, I would also base it on the market price, which is determined by supply and demand. And unfortunately, there are still enough people who can and want to pay that much at the moment.

Vacant building lots are not a really simple topic. People usually aren't in a big hurry, and "having a lot of money in the bank doesn't bring them much these days" (direct quote from an owner of a vacant lot). They prefer to hold on to land for the next generations.

In our area, for example, the city of Karlsruhe still has an electronic construction cadastre listing some vacant lots. For some selected properties, it is possible to contact the owners through the city. However, they can be counted on one hand. For most properties, contact through the city was not approved. Maybe you still have something like that in your area.

If you don't want to commute and want to live close to the metropolis, you have to pay. Unfortunately, it is a buyer's market.

I would also be interested, since as mentioned we are also looking in that area. Even 680 €/m2 is rather cheap. In the end, you have to ask yourself whether you can and want to afford it. I don’t believe it will get any cheaper here.

Unfortunately both. I consider it completely exaggerated and it is normal in many places. 680€ per sqm in the Rhine-Main area doesn't sound unusual at first. Consolation (not for everyone, but some): You just put the money away, a price drop is not to be expected. So it’s not gone. No consolation (also not for everyone, but many): The region is turning into a ghetto for the financially strong. More likely a seller’s market, because they hold the price lever.

I am not looking for land and still see such plots on many walks, waiting for the grandchildren because the children have built elsewhere after all. Or where the children got divorced before they could build. Now the owners are in their mid-seventies or older and just don’t feel like listing the plot – or rather prefer to have a meadow next to them for the rest of their days than a house belonging to someone else. That’s why they are often not approachable for real estate agents, but quite approachable for sympathetic buyers with their own building plans.
