A building inquiry before purchase?

Hello everyone,

Being able to build garage lines). I am still looking for a suitable plot of land to build 2 semi-detached houses with a friend.

We are currently evaluating 2 plots, but we are not 100% sure if our plans will really fit on these plots.

Here is the situation: 1- The 1st plot is located in Kirchseeon (~30 KM from Munich): ~840 m2 = ~20m (width) * 42m (depth): This plot has a development plan No. 251 which specifies the building lines from all directions as well as the permissible building heights. I see no specifications for floor area ratio & plot ratio. I also see only 1 garage in the plan. The broker does not know whether we can build 2 semi-detached houses or if we can build on the full width between the lateral building lines or the possible building depth or the number of garages.

The broker advises us to obtain an expert opinion as he considers it very risky to make the decision ourselves.

Do we have to hire an architect from the building authority for such clarifications? The problem is also that it takes several weeks to get an answer from the building authority and the land will probably already be gone! Is there a way to answer these questions quickly?

2. The 2nd plot is located in Gröbenzell (~25KM from Munich): 673 m2: This plot has a development plan No. 88, which specifies the building lines from all directions as well as knee walls, roof pitch and roof shape. It also stipulates that we can build garages anywhere within the building lines (or in certain garage lines). The plan provides a floor area ratio of 0.4, then a gross floor area of 270 m2.

The broker told us that these 270 m2 could be used to build 2 semi-detached houses (135 m2 each). The broker says that garages, basements, terraces and attics are not included in the 270 m2, so we can have 2 full floors with 67 m2 each per semi-detached house plus garages, terraces and possibly attic.

Do we have to check this information with an architect before purchase? Is there anything else to clarify for this property?

But you should please specify which properties are meant in each case!

I thought they wouldn't be very useful since the questions are general. Kirchseeon: I don’t see a number. It’s at the bottom. The 3rd from the left. Gröbenzell: 1236/3. It is next to the lower orange part.

So a plot of land 25 or 30km from Munich? I would doubt that you even have the weekend to wait for answers here... let alone that you have time to submit building inquiries and wait for the response. By then, the plot is probably already gone?

As for the question itself, I can't contribute anything. I would call the building authority myself or visit quickly. Of course, it can only be a feeler. In any case, I would not trust a real estate agent.

I would call the building authority of the respective municipality and additionally the superior building authority at the respective district office.

Btw: I do not really find the property in Kirchseeon attractive in terms of location. There is a lot going on both on the train line and on the B304, it is definitely not quiet there.
From experience, I can tell you, it doesn’t matter what time of day, driving along there is a drama! If you want to drive by car from there to Munich in the morning, you will be stuck in traffic, the same applies for driving home at rush hour, and even outside of peak times it often only moves in stop-and-go. Eglharting and Kirchseeon are a bottleneck.

Of course, the answers are property-specific. Kirchseeon: it depends on which third is meant: opposite Wust it may be possible, opposite the island I see the building window speaking against a semi-detached house in terms of the project. 1236/3 in Gröbenzell I see well buildable with a semi-detached house.
