Find the income situation, as well as the earnings and the available equity, very good.
Easily sufficient to get a loan with a decent interest rate.
We have 100k less, but also earn a bit less than you, and have
- the KfW 153 for KFW 55 loan due to the [18k] subsidy
- a loan amount with a 10-year fixed interest rate that we want to repay as quickly as possible in order to have a lower repayment amount per month
- a larger loan amount with a 30-year fixed interest rate to have a secure interest rate
Maybe that’s an idea for you too? This way you can diversify a bit

Hello,

we took out a loan of 570k (equity 80k) ... net income for both of us is 5k.
450k came from the house bank at 0.94% for 15 years, with a special repayment option of 5% annually. 120k came through the KfW153 program due to KfW40 also fixed for 15 years (I think, or 10 years?) with a term of 30 years, at 0.95%. I hope the numbers help you a bit.

KfW only offers a fixed interest rate for ten years, but otherwise I would expect something along those lines. Of course, if there are any skeletons in the closet, it could look very different, but the OP is rather reserved with information on that.

Sorry for the late response. It is supposed to be a fully equipped granny flat, since my mother will move in there (for rent). She wants to leave her rental apartment but not leave the area, so this is a good option. And with a separate entrance, a later tenant won't bother me either. The income is salaried employment from Germany. I'm glad you think the financing will work. That's what I wanted to hear. I just need a solution on how to best handle the 10-year fixed interest rate from KFW. Because the interest rate risk is not exactly small. There are no children and none planned/wanted.

No skeletons in the closet. Although sometimes yes. My mother lives as a tenant in the house of a funeral director. He really has the corpses under the apartment in the basement.
No, we are employees, Schufa score 97 and 98, no loans running, no maintenance obligations, etc.
