3-story house required.

I am new here and have a question right away.

But first I would like to introduce myself briefly. I am 34 years old and my wife is 29. We have a daughter together who is 17 months old. We would like to fulfill the dream of owning our own home. We live in Düren, district Birkesdorf.

Now to the problem I am receiving a plot of land from my father with an area of about 1000sqm. I would also like to build there, but according to the development plan and the building authority, it is only possible to build a house with 3 floors there.

Now my question:

Is there perhaps a way that I can build only 2 floors or is it just like that. The development plan is from the year 1965. Because 3 floors is actually not an option.

Hmm, if that doesn't mean "up to three floors"....

So there are strictly 3 floors planned. I think it also says in the written part that the base area must not protrude more than ... cm above the ground. If that is the case, THEN YOU CANNOT CHEAT WITH ONE kg EITHER. It would then probably only remain to build 2 floors and to plan the attic as the third floor but not to convert it. I do not know the LVO, so I think to plan the attic as a floor without a fixed staircase. Avoid building class 4, otherwise you might need a large fire protection report and a structural engineer for inspection. As I said, this must be checked.
