Basically earthworks, infiltration/cistern, connections, site facilities like toilet, construction water/electricity, insurances. If it goes well, there is still something left over.
Of course, this is very general, but with the information available, that's all that can be done (and I can't do much more either )

Ok, yes you are not far off. We were offered the entire thing including the [Grundstück] for 540k€. So 400k for the house with the flat roof extension (separately 35k).

Then Alex and I were not too far off either, but I still think €400k is a bit much for standard equipment. It should actually be possible to do it cheaper. But of course, there are currently no limits upwards.

Basically what Alex listed, I see similarly. 150 sqm x €1,900 = 285k + €40k incidental construction costs + €40k garage and utility room (this is just a guess, I never asked for the cost of a garage) = 365k Exterior landscaping, taxes + fees, and any extras, such as controlled residential ventilation, are not included in this price yet. I’m building in Bavaria, with a similar price per square meter for the land, so construction costs should probably be comparable. We are at 320 turnkey for 145 sqm without garage – I want to do some things myself and will therefore get even lower. And we have no fireplace and no heating (district heating). I consider 300-350 turnkey not possible with a garage. Maybe 350, with ideal building ground and a cheap construction company. There are very large price differences – in my experience up to €80,000 for the same performance.

May one ask for the district and possibly the company?
