100 square meters basement for 150,000 euros?

Hello everyone,

we want to build a 2-story city villa with 100 sqm living space each.
Also fully basemented if possible.
The first architect said he would have to charge 1500.00 euros per sqm, which makes 150,000.00 euros just for the basement.
We are planning our build in Sachsen Anhalt and right next to our property there is a large pond.
Can someone tell me if the price is realistic like that?

What should go in the basement, only storage rooms or also recreational rooms?

Hi,

1500 €/sqm of basement space seems very high to me.
I would have initially estimated about half of that for the basement and then a good 1500 €/sqm of living space for the actual house.
But that would be the lower limit!

So in your situation, it would be about 375-400 for the house with basic equipment. With a few extras, that's easily another 50-75 on top.

150,000 just for the basement would in my opinion have to be an extremely high-quality basement finish. In my opinion, that's significantly too expensive.

They are to be used only as basement rooms, at most a lounge with minimal furnishings. Windows are not planned.

We are glad to have an architect who estimates the construction cost based on their own projects, experience, and concrete inquiries with craftsmen (also right at the beginning of the planning). All this rough estimation based on area or remodeling space only leads to the typical "with an architect you need a 20% buffer" statements.

1500€/sqm for pure usable area is nonsense, unless you have to blast through rock or something like that.

What does the soil survey say? Do you need WU concrete? Probably recommended because of the adjacent pond. We are at just under 1000 Euro/m2 of basement area: WU concrete including underfloor heating in the basement rooms, windows, and a room height of 2.35m with screed.
