No, it does not (single-family house). It is about "construction financing." So old buildings and new buildings, apartments and houses, city and countryside. All mixed together. It means all residential properties—for which an average of €248,000 capital can currently be borrowed.

I (new construction), for example, have 195K (80% financing = 243.75K with bridge financing), my neighbors are mostly in a similar range. So we are already pulling the average down. I don't find €248K unrealistic. Scout names the reasons.

yes but those are not sums. In the ballooning areas Rhein Main Munich etc. you start at 500k upwards

That wasn’t the question. But even if it may be unimaginable to you, there are more places than just the metropolitan areas where properties are sold. And it’s not only about the "project volume" but about the "mortgage volume" per project. Even there, there are still those who can prove 30 to 60% equity... and then it is sufficient even in your metropolitan areas.
