Your wishes for a development plan

If you were allowed to participate in a development plan for a new residential area, with single-family houses, semi-detached houses, terraced houses, and apartment buildings.

What would you wish for?
- what should be included,
- what absolutely should not be included?
- what should be precisely specified,
- where should there be more freedoms? (Be careful, these would then naturally apply to everyone and not just you, and it could potentially lead to some strange developments ;) ).
- what else should the development area offer? (green spaces, no more gas lines, playground, ...)
- how about a car-free settlement where cars either disappear into underground garages or parking spaces are located outside/on the edge?
- ...

Please give me some ideas, feel free to fantasize but within limits, it should remain somewhat realistic.

2 full floors
Roof shape does not matter
No overly restrictive maximum height (allow at least 8.5m)
Allow carport close to the street
No extensive design and planting requirements
2 parking spaces per residential unit

Not just one color for roofs. The ridge direction is also not necessarily fixed, so that not everything looks the same.

Ban gravel gardens. Colors in white, gray, brown/red range for the facade or red/black tones for the roof.

Why the restriction: Because I have to drive past a house far too often that has white glazed roof tiles. There is also a house with an S04 logo. Piggy pink facades also cause nausea and rarely fit a new building.

I can only agree with the above two. Our development plan is extremely restrictive and literally EVERYONE is just pissed off about it. Actually, the whole thing was supposed to look uniform, but it absolutely doesn't, e.g. wooden house vs no wood, complete 2-side glass front vs few windows.... Besides, not everything has to look the same at all. Individuality is much nicer. What bothers us: - Building window exactly specified (often no understandable reason why) - No knee wall possible and roof pitch of 18 degrees specified - No dormers and bay windows allowed - Despite partly extreme slope no retaining walls allowed -> impossible... - Only vertical wooden fence as fence - Exclusively!! native plants -> of course no one adheres to that

Unfortunately, there are too many people like sitting on the municipal councils.

Why prescribe everything down to the last detail? Give people the freedom as long as spacing areas, parking spaces, and certain sensible limits for floor area ratio and plot ratio are observed. And aesthetics are always a matter of opinion; I don't particularly like uniformity.

Possibly also financially promote cisterns and, if necessary, mandate them to relieve the sewage system. But only if the drainage situation should be critical.
