Hello everyone. I know that here probably often some fake questions are posted just like in all forums, but this is not the case here.

We w/23 and m/24 will soon be moving for work reasons to Lake Constance. We are sure that we want to spend our lives together, have been together for a few years and have talked about it. Unless some things come up (cheating, 180-degree change in personality) which can happen anywhere, nothing will definitely change about that. We have a dog and originally wanted an apartment with a garden, but when we saw the prices the word "house" came up, now as complete beginners we have been considering building for several weeks. Our equity is around 30,000 euros +/-, we have seen some offers on ImmobilienScout24. Among others, 220,000 euros including the land, and as a cherry on top there is a brand new fitted kitchen with all appliances. Additional construction incidental costs apply, which the provider estimates to be 20-30k. Is that realistic? Should the search really take place on such platforms? Or is there also an "online shop for houses" maybe even with more reviews? The provider also says that houses already handed over can be viewed on request.
Oh, about us: we are both employed, my partner earns 1,800 net, the job is secure there and the reason for the move. I will earn around 1,300-1,400 net depending on the job with my professional path. The outlook is good too, many open positions.

Do you have any tips for us?

Best regards!

oh yes! He is still at the beginning of his career, with a lot of room for advancement in his job. It will also be possible, with further education, to reach a 2500 Euro net position since he is aiming for the master craftsman qualification, which is also granted there! In his profession (excluding training period), he has been 5 years without unemployment so far.

Yes, do not build yet!
Why?
- You will hardly get a (full) financing. Your boyfriend is starting a new job, you don’t have one there yet (that’s how I understand your post).
- The house will become more expensive, sounds like a great teaser offer with the fitted kitchen.
- How do you want to pay for the "surroundings," like the outdoor facilities.
etc.

Then buy/build when he has this position. You can also tell yourself and your bank that he will earn 10,000 euros someday. But that doesn't help you now...

100 reasons against..none for. The idea is very bad. Too young, too short in the job, far too little income! Enjoy the young carefree life..that time will never come back!

Regards, Steffen

PS: Nice equity for your age. Surely that wasn’t earned by yourselves, right? Therefore maybe the relation is missing as to how hard it is to save up 30k.

I would aim to save up more equity. For the Bodenseeraum, the offer seems somewhat too cheap to me. And don't let yourselves be tempted by the fitted kitchen, those are usually kitchens from the lower price segment and special requests get really expensive.
