Young landowner - build or rent?

It is the last free plot in the residential area, all houses in the vicinity have been standing for at least 30 years. My parents' house was built 45 years ago. The employee of the building authority clearly told me that there is no development plan because it is a relatively old plot and it simply has to fit into the streetscape. Then he told me that there must be a 5 m distance from the street. As I know our city administration, that was an attempt that has no legal basis... The attempt is not punishable... ^^

There is enough space at the back. The further away from the street and the cars, the better, I think. :)

So according to §34, requirement for permission. I can only, from my own painful experience, strongly recommend that you find a competent architect who has a good connection to the responsible building authority. Your planning depends entirely on this.
You may get offers like "we'll do the planning for €5,000"; forget it, a good architect will charge according to HOAI. The €5,000 planning for a submit-ready building application only works for houses that are planned in an area with a clear development plan. There are clear specifications and the architect usually has their (quite good) standard designs for that. Because no architect will work for free.
But you will need a bit more from the architect.
So start asking around now, who knows architects who are also willing to deal with the building authority and see if you also like their style.

thanks, I thought so too, I’m 26 and have known EXACTLY what I want since I met my husband (now 11 years ago). And we are both working purposefully towards it. So far nothing has changed about what I initially wanted ;) if you want to stay with your family (which is exactly the same for me) I see no reason, as long as the money is right, to build ;) I wish I had a plot of land to hand, and right next to my parents too.

I believe ypg was not trying to say that you shouldn’t have a clear idea of your future life in your mid-20s. I understood it as you can’t expect everyone to KNOW their life path by 25. Those who do – good. Those who don’t – not a big deal either.

Be careful with your wishes! ;-)
I know enough families where closeness to each other is a certain problem...

I already have a lot of close proximity too, brother with girlfriend lives 2 floors above us, parents-in-law live 2 streets away and in the old apartment we lived directly under my mother. There were never any problems. On the contrary, we really enjoy it, just a shame that my mother is now a bit further away, but it's still okay.
