A solid house provider is not necessarily cheaper than an architect (who can also build at a fixed price).

If an architect builds at a fixed price, he is a completely normal general contractor who is treated the same in terms of liability. That is why most architects avoid this business model and exclusively sell their designs.

Well, the thing is that we are in talks with several providers and the architect has given us many good ideas unsolicited. He also builds as a general contractor and offers a fixed price. However, he cannot match the KfW standard of Massivhaus Mittelrhein, who of course also have architects. The architect in question has been building on all the slopes in the Mittelrhein area for decades and really knows his stuff. We have now had the survey done so that we know how "bad" the slope is or what kind of earthworks we will actually face.

Yes! Surely you can't seriously believe that all the advertising effort, the show homes, and your sales consultant are free of charge, can you?

Why is Kfw70 so important to you? I would (just based on a feeling) choose a local provider who knows the area and works with local craftsmen.

Why should a company "give something away"? It’s clear that any costs are passed on to the customer. The only question is how much profit the company wants/has to generate and how efficiently it operates. Ultimately, that makes the difference between providers. But what does that have to do with an architect being able to offer a fixed price? And how is that supposed to work? To cover the risk, an architect must quote much higher.
