Work on the facade, help and opinions?

hello and good evening dear community,

could someone who knows a bit possibly quickly give me their opinion on the facade and the necessary work that would be very important to do here? would a renovation be worthwhile if the masonry is dry?

I have no idea, but without an expert I wouldn't do anything there at all, because I would keep my hands off the property. From the outside, it looks to me as if the cost of renovation would be close to that of a new build, unless you are a skilled craftsman with a lot of time. Necessary renovations, which can already be seen from the outside: - Analyze and fix moisture damage - Complete facade including insulation - Windows - The roof is also past its best days (putting it mildly). - The external (lack of) maintenance condition also suggests a considerable amount of effort inside.

Judging by the pictures, you should rather ask yourself "What does not need to be renovated?".

Regarding your question about our opinion on the facade, I can imagine that a timber frame renovation will not be really cheap, as it is very complex. Nobody can tell you what damages are still lurking behind the plaster. Therefore, ask a professional.
Are you buying the house or do you already own it?

Depending on the year of construction, there are still quite a few hidden gems. We had a renovation report prepared for a similar gem. Electrical system new, windows new, bathrooms new, drying out cellar walls, insulation, roof, renovating wooden beam ceiling, floor coverings, etc. etc. etc. – in total about 150-190 thousand euros when contracted out. Purchase price minus land should be 50 thousand euros. That is already quite close to a new build (not quite).
