I earn above average, am married and have 2 children. In 2018, I saved 6000€ every month. Our monthly expenses amount to 4500€ 1600€ warm rent (115m2 near Frankfurt) 800€ health insurance (self-employed) 450€ groceries (obviously we do not save here) 450€ vacation (calculated very generously) 350€ car (an old car is enough, I ride a bike) ... Age 38 years Equity 350k, I would want to invest a maximum of 300k of that. I have saved the equity alone, no inheritances or gifts. So I have been living significantly more frugally than necessary for a long time and I lack nothing. My income is irregular and project-dependent. Constant is 1500€ net from my wife. Garden and terrace paving etc. 15, connections and drains 8, carport and shed 10, patterns, meaning windows not in white, roller shutters, different toilet bowls or similar, 10 painting work and vinyl floors 15, so almost 60 on top. Heat pump on the property can only be an air blower - you have to want and like it. In the photos from your link, there are probably houses with gas boilers and solar collectors to be seen (why?)

- do they build monolithically? (no additional insulation on the masonry) can cause additional costs, but it depends on the company

- Against unwanted guests, an additional mushroom head lock in the windows helps. Allegedly, no one climbs in through the front doors anymore because the hinges and anti-lift locks are too stable. I cannot give any cost information about this

- Electrical stuff! What the standards require for sockets in the house is by far not enough. Costs are hard to predict because you don’t know what you want. Including switches/sockets, the additional costs in our house amounted to around 8k€

- own construction supervisor (prerequisite is a clarified house right question) 3-5k€*

- despite a network in every room, an antenna connection (a few hundred euros)

- property enclosure (fence)

- wall and floor tiles are included up to which price (surcharges for "special sizes"?)

- chimney including fireplace/stove from 8k€ for something simple

*often, when building with a developer, you do not have house rights during the construction phase, so you can only supervise if the company allows you or if you have contractually stipulated it. 'Building myself with a general contractor, I reached defect number 91 the day before yesterday and would most like to give the company boss a "personal talk." Only the criminal code is still preventing me from doing so. If you forgo your own inspections, the developer can hand you a junk property, and you don’t notice anything because plaster and wallpaper are stuck over it. It all looks so nice and smooth...

I do not see anything about the usual incidental construction costs: site setup, construction road, container, toilet, electricity and water, earthworks, building permit, etc. -> Minimum 25000 Plus exterior facilities such as carport, garage, entrance platform, paving. -> Minimum 20000 Any changes or higher-quality fittings you choose will cost extra. See electrical work, e.g., outdoor lighting and satellite dish, see sanitary installations, e.g., second washbasin, rain shower, lifting system in the basement, the living basement mentioned in the exposé, See tiles, e.g., larger formats, more elegant flooring, etc. Ventilation system is not included.

Hello, you have a great starting point. Basically, you should think about what you want and calmly provide a detailed description.

Example:

You can get the private label from the wholesaler as a standard that you like or something high-quality that always costs an extra fee.

Wall and floor coverings: laminate? parquet, PVC? painter’s fleece? What about wall painting in, for example, pastel tones?

We also had a construction company, the standard was very good, but often we wanted something different which always had a “reasonable” extra charge. However, it was rural.

My colleague also bought in your area from the construction company, and he felt like he was always complaining when he wanted something different. It always cost an immense extra charge.

The best thing is always to sample as much as possible upfront. Then the construction company has no room for negotiation. Later everything is possible if you pay for it… and possibly get annoyed.

And always get extra charges in writing, also watch out for the net/gross trick.

You are absolutely right! Although I really wonder why this is actually the case, when private customers must always be given the final price and no final price with the note "plus VAT" is allowed.
