Hello everyone,

I just registered here because things are getting serious for us next week.

A new residential area is being developed in our town. In the coming days, all interested parties will receive mail requesting that they send back a priority list (from 1 to 5) of their preferred plots.

The plots above the black line are available for selection.

Of course, there will be high demand for the plots on the edge of the fields. Coincidentally, there are exactly as many plots as applicants, and we are in the middle of the pack, so the probability of getting a field-edge plot is zero.

Which plots do you consider still interesting and well-buildable? My priority list looked like this until a short while ago: 30, 20, 7, 3, and 29. The last one because it is somewhat larger and thus more expensive. We want around 500 sqm.

However, after just reading the building regulations, I am having doubts again. Section 3.2 describes how the fencing must look.

For me, this is an important privacy screen, especially for plots 30 and 3. For plot 3, the idea was, due to the north orientation, to place the house towards the back (I want to ask tomorrow if this is allowed) to at least have some sun on the terrace.

I would be grateful for a few opinions and suggestions.

Why? The building boundaries and thus the building window are marked. Within this, you are allowed to :)

I would avoid:
- Field direction (based on my experience that criminals often come from the field... sigh, but nowadays it doesn't really matter anymore, because if they come, they come from the front anyway ;) )
- Corner plots, because the cleaning duty from you has to be performed on two streets there
- Development from the south or west (although nice houses can be built with this circumstance, but it is a priority list :) )

Oh, you mean the blue dashed line :D Learned something new again. Otherwise, according to your list, only property 29 would be an option :oops:

It's about submitting a priority list. That you don’t find five optimal plots is inherent to the matter, or if you do and you follow "usual" criteria, everyone applies anyway and the chance of getting awarded is correspondingly low.

Personally, for example, I wouldn’t want your favorite, number 30, because of the corner location. The fence height and two sidewalks ensure that you sit like on a silver platter. In addition, sidewalks create work because of the clearing obligations, street cleaning is more expensive because of more meters, etc. Also, the Vilbeler Straße seems to be a through street, which indicates more traffic.

Honestly, it’s hard for me to find a plot in the area that I would like. It would probably be too tight for me there. Personally, I also value not having too many neighbors, which is very difficult there because everything is arranged in two rows. So you don’t only have someone on the left/right, but also behind. Otherwise, I would find number 24 okay, for example, but five adjoining neighbors ... phew, just wouldn’t be my thing. Maybe number 17, depending on what the path above it is about. Number 28 wouldn’t be bad either, provided numbers 36+37 are already built so you know how the buildings are oriented there. Or number 7. The building plots allow a lot (but can also mean a lot of trouble, depending on how the neighbors place their buildings).

EDIT:
Number 4! I like the size, building facing north, garden facing south, and a tall hedge to the neighbors. The border to the public space is minimal. Number 27 would also be possible, since the fence there may be 2m high. But you have to decide whether the access to B.-G.-Straße would be good or not.

Basically, the plots are already relatively small, so you have to maintain contact with the neighbor :)

Yes, I know, it is not that easy.

I forgot to mention that B.-G.-Straße is a fairly busy state road. Therefore, plots directly adjacent to it are actually out of the question for us.

@Alex: the 4 you mentioned is simply not feasible price-wise :( we are talking about 190,000 here.
This little path is a pedestrian path.

And due to the new insight about the enclosure, number 30 is unfortunately out.

The plots under the black line (not all are shown) will be sold at a later date (around April) by bidding.

I also see little chance there, but taking a plot "out of desperation" is not the solution either... :confused:
