Which prefabricated house provider to choose? Four options are available.

Good evening.

We want to build!!! Yes exactly, but who should it be???
One thing we know, it should be a prefabricated house. One problem less;)!!!

Well, that’s why my wife, our little one, and I have already been to a large model house exhibition park several times to simply get an idea for ourselves and receive non-binding advice/get offers, which has BEEN very insightful so far, especially regarding the prices and price differences.

I also want to briefly share how our little house should/ought to/could look!!!

- 1 1/2-story single-family house on a slab / NO BASEMENT
- Knee wall at least 140cm
- Roof pitch steeper because an attic is to be used as additional storage
- Total 'living area' at least 140sqm
- As a heating system, we find the 'air-to-water heat pump' with underfloor heating and automatic ventilation very attractive, especially because we have to depend on fuel suppliers as is the case with gas or oil, among others.

Equity is available with which the plot + additional building costs will be purchased, or at least that is our plan.

So far, we have been to 4 providers.

From the advisors of the listed prefabricated house manufacturers, everything sounds very good and positive, but I am hoping more for you builders who are building or have built a prefabricated house and can give me/us helpful tips.

Hello Krautsch,

since we are currently building a prefab house, I want to give you a few tips:

1) There are now plenty of blogs where builders report on their construction work – this gives you a good impression of the company... Just google the company
2) When choosing the manufacturer, pay attention to more than just the insulation value of the exterior facade or the [KFW]-designation. Insulation of the facade is often just Styrofoam – this is not a remarkable advancement. Also pay attention to the roof (should be insulated at least as well as the facade), the windows, the floor, etc.
3) Before signing the contract, adapt the house as much as possible to your own needs – this reduces later cost jumps. For example, adjust the room layout, raise the knee wall, add extra sockets, fittings, etc.

...what I still forgot:
Serious companies provide as much information as possible and allow sampling before signing.
-Some companies advertise their windows with the great U-value. The U-W value is more important and is often omitted, instead only the better UG value is given.
-Some manufacturers build diffusion-open, i.e., without Styrofoam. Diffusion-open is probably a matter of belief if ventilation is present. On the other hand, diffusion-open insulation using wood-based panels has many other advantages (soundproofing, phase shift, (plaster should not mold), etc.).
