I'm getting in touch again:

Due to your reactions regarding registration in the land register/third-party financing, we have set everything in motion and the property will now be paid for with equity.
We will now save for another 2 years, and in the meantime also think about exactly what we want and gather various offers.

Why should one pay interest for something that could be paid anyway.

In the current situation, things are happening that one never thought possible. For example, that all income collapses from one day to the next for an indefinite period. Now, while both are employed, one would also have to look very closely at how big the risk is that at least one of the two employers disappears. And in the Upper Palatinate, there aren't exactly unlimited employers where you can earn a decent wage...

500,000 EUR – that used to be one million Deutsche Mark!

500,000€ is currently a completely normal amount when you want to build.
And who should be able to afford that if not someone with 7k net?
Of course, there are always risks with such a project, but are they really that different if the annuity is 1,600 instead of 1,400?

just as a comparison; we are currently building and our floor plan feels similar to how you described it. Nevertheless, it is overall "only" just under 150 sqm of living space (over 160 floor area due to the sloping roof). On the ground floor we have an open living-dining area, a small guest bathroom, 1 study, open kitchen/living-dining area, utility room, storage room under the stairs (built-in). Upstairs: 2 children's rooms, bedroom with dressing room, storage room, bathroom. And above that the attic as storage space, 1 garage, 1 parking space. We ultimately decided against the well-known providers and chose a free design. The construction company is a regional provider. What I wanted to say is that your wishes can possibly be fulfilled with somewhat less sqm if you can plan freely. I think the mentioned budget is far too tight for 170 sqm plus basement and garages.

That sounds good, then it should soon be possible to say whose confident without warning expectations have so far proved true in terms of costs and otherwise (?)
