Which architectural service is required for awarding to the general contractor?

Good evening everyone,

We had our house planned by an architect and the building permit has already been granted. Now the architect understandably wants to know how to proceed and has sent us two fee proposals. My question here is whether the second offer is sufficient for the turnkey award to a general contractor or whether, as a rule, the general contractor requires additional documents to be prepared by the architect.

Offer 1:
Service phases 1-4 (already provided)
reduced work planning
supervision of earthworks, shell construction, roofing, and carpentry work

Offer 2:
Service phases 1-4 (already provided)
room book
building description

I actually don't need the supervision in offer 1.

If you already have LPH 4, you actually don’t need anything else. The general contractor should be able to handle LPH 5 on their own. 6 and 7 are therefore taken care of. However, I would consider an external construction supervisor who monitors and supports you. They often charge on an hourly basis or a flat fee can be agreed upon.

Only check beforehand if the general contractor has the qualification according to the respective state building code, otherwise everything falls back on the client.

It should also be clear that the quality then lies with the general contractor, as they determine the execution and the [LV].

And a question of liability, but the architect also seems to want to avoid that.
That’s also clearly where the external supervisor draws the line; he is like an expert.
He will only criticize, but there’s no way he will get involved in the consulting for just a few euros and then be liable beyond the general contractor.
