My bank, which had such a yellow band, didn't care about the issue of equity versus debt. This was very practical in this case, as the loan was still running at an interest rate of 1% and the overnight money interest rates had risen to over 3% during that time.

A loan with only 1% interest is rare nowadays, and the fact that overnight money interest rates have risen above 3% is a real stroke of luck.

If you have so much equity, why pay unnecessary interest then. Just build the house and you can do the garden in 1 year with your equity.
