Hello Matthias,

the financing could look like this for you:

72,000 EUR KFW 124, 3.65% / 3.70%, 10 years fixed, 100% disbursed, repayment: 1.50% from the 2nd year = 309.00 EUR monthly.
42,000 EUR construction loan, 3.75% / 3.82%, 10 years fixed, 100% disbursed, repayment 1.00% = 166.25 EUR monthly.
96,000 EUR own work = 40% of the total construction costs
30,000 EUR equity
240,000 EUR total (mixed interest rate: 3.74% effective) = 475.25 EUR monthly.

Hello Mr. Thiemann,

first of all, thank you very much for your effort. I just noticed that I have a mistake in the personal contribution, I meant about 20% (about 40,000 EUR), not 40%!!!

I would like to contact Mr. Thiemann again. I have now calculated the construction costs and own contributions a bit more precisely.

I would be very pleased if you could provide me with a financing example including the total repayment period (20, 25, 30 years?) for the following data:

Option 1: with land purchase

Total costs including land, development, incidental construction costs, house connections, notary and architect fees, property transfer tax, etc.: 310,000 EUR
Equity: 30,000 EUR
Own contribution: 50,000 EUR

Option 2: land as a leasehold

Total costs as above but without land: 274,000 EUR
Equity: 30,000 EUR
Own contribution: 50,000 EUR
