In the meantime, 4.5 years have passed since buying the house. Our net income has increased by "only" about €700, as I still work part-time and have started my doctoral thesis. The cost of living has increased significantly. Generally, but also because the children are growing older. Soon, due to an illness, income will likely decrease.

My final conclusion: We absolutely do not regret buying the house. But we are infinitely glad that we calculated so realistically back then. Today, we have a household net income of about €4300 for 4 people. At the time of buying the house, it was around €3600. So it is more comfortable than back then. We can also occasionally go on an affordable vacation and don't have to watch every cent. A broken washing machine wouldn't give me cold sweats. We are doing well; we don’t want to complain. But a house for around €400,000 or more would have been too much for us – even with today’s income, I wouldn’t dare with the current experience. We still invest a lot of money into the house every year. Into the remaining renovations. We still have quite a bit ahead of us.

We also decided to rather live in a house where "something can happen" instead of one where NOTHING is allowed to happen. Maybe it’s also because many people in the classic house-building age have not yet fully experienced the catastrophes of life. At 30, you rarely attend friends’ funerals; at mid-40s, you do.

I rather think it's a matter of personality. Just as some people consciously drain their account down to the last euro month after month, and others consider every expense carefully, it's the same with builders. Some stretch the maximum budget, and others calculate more conservatively. You just have to be careful not to be too conservative. You can also overcalculate such projects to death.

A credit broker can quickly show you the limits of what is possible. But that is only one component. Think about the amount you can sleep well with. Subtract 10% from that and see what you can do with it and how you can get it.
