What when in house construction?

Hello dear community,
I will also soon become a homeowner, but I still have some questions that I could not satisfactorily answer with my previous research.

Zum Groben Plan:
- Construction of a solid 1.5-story single-family house (approx. 140 sqm) in the 03XXX area
- Installation of a geothermal heat pump with probe drilling
- Found a plot of land (905 sqm) and have already scheduled a notary appointment
- A development plan is available for the plot, allowing two-story construction
- The other restrictions of the development plan do not hinder us in our planned construction
- This was confirmed to us by the lady from the city planning office; my wife and I also work in city administration (so she probably won’t want to get on our bad side ;) )

The plot is the last free one in a new development area.

We also had a short conversation with a planner who immediately tried to convince us to build a "bigger" house... which confirmed again to me that the restrictions of the development plan will not bother us.

So if we should acquire the plot soon, nothing should stand in the way of building "our dream house."

However, as a layperson, I am still missing the exact process of building a house. How does it continue then?

1. Search for plot – done
2. Own idea of the house – done
2. Check buildability – done
3. Acquire plot – almost done
5. Select planner – done
6. Have floor plan designed by planner – open
7. Submit application for building permit – open
8. ???

But what happens after the building permit is issued?
Are the contracts awarded and everything moves forward?

No. ?. Excavation and pouring of the foundation slab
No. ?. Geothermal probe drilling and laying of the connection to the house
No. ?. Laying of utilities to the house (they are on the street)
No. ?. Building up the walls of the house
No. ?. Installation of the underfloor heating heat pump
No. ?. Construction of the roof frame / roof covering
No. ?. etc.

My concern is to avoid mistakes, so that later I won’t be told that I should have done this right away back then and now have to do it all over again. Also, I do not want the construction site to come to a standstill because I forgot to apply for something here or there and they cannot proceed until it is done.

The processes I have found on the internet so far all read like this:


Search for plot, buy, design, building permit, house construction, move in, done...

Before the actual work begins and ideally also during the planning phase, a [Bodengutachten] should be prepared.

So you want to award the trades individually through the architect?


While the application for the building permit is in process, commission the soil survey. Meanwhile, your planner can already prepare the tender documents and send them to 3 companies per trade. After the approval of the building permit without conditions, commission the structural engineering; once this is available, enter into discussions with the favorites from the tender and expand the requirements to include the structural engineering. This is also the time to decide whether the planner will take over site management (which I usually advise against) or if external site management + construction supervision will be commissioned.

Then you basically only have to wait for frost-free ground conditions and the new construction can begin.


Primarily, your commissioned planner is responsible for this; it is not your job as a layperson—you shouldn’t even try ;)—to familiarize yourself extensively with the subject matter. There is external expertise for that!

You can hardly avoid standstill on the construction site. Assuming you could start the shell construction this year, the first standstill would be scheduled for Christmas/New Year. Then there are little uncertainties like full order books, delays with precast ceilings and windows, etc.


That applies—supplemented by possible own work—if you build with a general contractor/general builder.

Are you taking on the entire construction management yourself? If yes, you still have quite a bit ahead of you and it doesn’t sound like you have much experience with it so far. If not, talk to your architect/construction manager. They can outline the steps for you precisely.

I unfortunately forgot this in my above explanation. But of course, it is completely correct. There should actually be no major problems here, as mentioned, this is the last available plot in a new development area. So this is probably the next step after the building permit:

01. Search for plot - done
02. Own idea of the house - done
03. Check buildability - done
04. Acquire plot - almost done
05. Choose planner - done
06. Have planner design floor plan - open
07. Submit building permit application - open
08. Have soil survey carried out - open
09. Surveying of the foundation slab ???
10. ???

The planner obtains quotes for the individual trades and compares them. However, I can also specify individual companies from which she should obtain quotes – which I also plan to do.

It is possible that she will also take over construction supervision; however, I want to inquire with other acquaintances about their experiences with her. So far, all opinions are quite positive. Why do you recommend an external site manager?

Construction is planned to start in the spring of next year. And even though the planner is responsible for this, it still eases my mind not to approach the matter entirely naively.
