What to do if the tenant simply stops paying?

The fear of that also made me sell my old house instead of renting it out. Financially, it might have made sense, but such a tenant and my nerves need a complete overhaul.

Maybe the OP should take a look at the landlord forum ;)
What goes on with some landlords there is really mind-boggling.
Sometimes, tenants in arrears are even offered money to move out.
There is nothing that doesn’t exist there.

Unfortunately, German rental law is so landlord-unfriendly that you should think twice about whether it’s better to sell instead. Not to mention all the effort involved.
If you’re lucky, your tenants are quiet and pay their rent diligently. But unfortunately, there are also some of the annoying kind who constantly call about trivial matters and try to deceive the landlords.

I see that somewhat more nuanced. You are paying for an intact apartment. The landlord is responsible for that and would be no problem for me. But if they don’t pay, etc. Landlords are just poor devils.

And the pigs among the tenants can be singled out by personally bringing them some documents under a pretext, or a look into the vehicle also uncovers some hoarders [emoji6]

The risk can be reduced by holding many assets or having a good financial background yourself. Just like Tom.

Putting your money into a single asset leads to a total loss if you end up with the wrong one.
To be honest, I live much more relaxed with a stock portfolio. Almost no costs, no effort, money available if needed. Real estate is just not gold :)

You have to say that many self-employed people in our circle of acquaintances rent out properties. This is their retirement provision and they are better acquainted with contracts, collecting money, etc. from their daily business. At least they should be :)
