Since I will buy the plot first and only plan to build in about 2 years, it will then serve as equity. The BRW is currently 83€. How does the bank calculate the value of the plot in terms of financing?

Do you need financing now or in two years? Is the standard land value (Bodenrichtwert) as is?

The BRW is usually updated only gradually. So with rising prices, it can certainly lag behind the market price. In 2 years, the BRW might already be above your purchase price.
