What significance do standard land values have?

Can you tell me what actual value or significance [Bodenrichtwerte] have? Does it make sense to use them as a reference in purchase price negotiations? In our desired region, it is 27, but the seller wants 45.

What do you think?

Hello,
in my opinion, it does not make much sense to take these as guidelines, since to my knowledge the seller is not bound to them or required to orient themselves by them.
The purchase price is then purely a matter of negotiation.

Yes, that's true, but if he asks for almost double the value that is usual in the area, then he probably won't have much success. And he will still have to adapt somehow. Imagine your neighbor buys a plot of land that is the same size and otherwise has all the same characteristics for, for example, 30,000 euros and you pay 56,000 euros. That would be pretty annoying, wouldn't it?

The bank initially did not want to finance.

Contacted the expert committee, brought the bank on site, brought the bank together with the expert committee (which had not yet adjusted at that time): then it worked.

The biggest problem is the temporal context. A land value that can be experienced today is at best based on purchase contracts from 2014, assuming there were enough contracts. It may also be based on older data. So the value is at least 1 year old today, but very likely even older.

In addition, there are various factors such as buildability, size correction factors, etc...

This land value is a general statement for an unspecified plot of land in a certain rough location.

There are worse or better plots. Whoever wants the cherry on the cream must also pay for it. Land value or not.
