Since a reference to an expert/appraiser has already been mentioned, I would like to point out another aspect when purchasing a prefabricated house in lightweight construction: within a single-family house, there are no minimum requirements for sound insulation between room partitions (only for exterior walls). Depending on the quality of the workmanship, this can lead to surprises in practice, especially the ceiling between the ground and upper floors should be checked – this may not necessarily be noticed during a walkthrough, but will certainly be experienced during use, especially if children move in. It is important to distinguish between airborne sound (e.g. music) and structure-borne sound (knocking), as these have very different effects depending on the construction method. A floating screed alone on the ceiling is not a guarantee for pleasant sound insulation.
