Well, you should at least mention some of those numerous other points.

Apart from that: we were granted permission for a single-family house, but not for residential purposes.
So if you are only making assumptions, please mark them as such :)

Hello everyone,

according to the building authority, there is no longer a building permit available. However, a residential house is described in the building application from 1966. Approved and accepted by the building authority with a stamp and additionally a stamp with the file number of the corresponding building permit. This would not be newly issued in this way today. Everything remains as it was approved back then and it must not be changed. According to a friend who himself works at another building authority responsible for such cases, this is unfortunately normal. And it is fine that way.

So, that means you can buy it, renovate it, live in it, possibly also build a small extension, but not demolish and rebuild. So, now decide.

When we received the documents from the bank, (You have a copy of the land register) they noted that of the 3500 sqm, 2000 sqm are building land? How do they come to that? I cannot decipher that. Or does the bank have other information?

Why don’t you clarify it directly? Here one can only guess why and how... just call the bank and ask how they come to that. Also check with the municipality what is allowed to be done on the house and what is not, that is more binding than a statement in the forum.
