What must be decided regarding the facade before the shell construction?

To the experts among you:

Our walls are being built with sand-lime brick. Now we are wondering how long and how flexibly we can plan regarding the facade. ETICS+plaster is currently planned. A curtain facade could also be added on top. But what about clinker brick? Does that have to be planned accordingly before the shell construction? What does it look like technically?

Thanks for help with this question.

I'm not an expert, but I'll answer anyway:

Klinker would be a completely different wall construction, namely a double-shell. The "Klinker wall" is usually connected to the actual masonry, in your case calcium silicate brick, with wire anchors so that it doesn't simply fall over. So I assume that this must be decided before the shell construction, otherwise these anchors will certainly be missing. Furthermore, with Klinker, a different insulation and an additional air layer might be necessary. The total wall thickness will probably be thicker due to Klinker as well. This could therefore affect the size of the foundation slab or mean a loss of space inside.

My layman's opinion: The wall structure should be determined as early as possible. Later changes are certainly difficult or expensive.

What do your GU/BU/architect/shell builder etc. say about it?

I would also accept something along those lines. In particular, a larger base slab would of course make a big difference...



We are considering whether we should even open that can of worms... A meeting is scheduled for next week.

Does anyone else have concrete technical knowledge on whether this whole thing will trigger a chain reaction of adjustments? As of now, we are just before the shell construction tender, hence the specific question if it is already too late.

A lot changes with the switch between ETICS. You should consider this very early on, as it can even affect the building application (external dimensions of the house). By the start of construction, it must be decided at the latest what you want.

The dimensions of the building are changing. Have a new site plan created and submit a change request to the building authority. Hopefully, no building lines or distances will be exceeded.

If the masonry is already in place, the wall anchors would be missing and the base slab would be too small.

What about [Riemchen]?
Depending on the insulation planned, it could be made thinner in better quality and [Riemchen] could be glued.
