What maintenance and repair work is required in the house?

Hello,

I have now been living in my new building for 3 years. You are kind of the caretaker, and have to gradually take care of many little things that arise. I want to make sure I don’t forget anything important that could become expensive in the long run if not maintained. I somehow have the feeling that I am doing too little. What do you all do?

What I do regularly:
- Keep an eye on the heat pump myself regularly, maintenance by a specialist company once a year (you can argue whether this is useful or not, but that’s not the topic here)
- Regularly change the filters of the central controlled residential ventilation (cone filters in the exhaust vents in the rooms, large filters in the controlled residential ventilation unit), clean the inside of the device from mold and spider webs/insects, clean the outer air intake channel (outside air) including the outside grille from dirt

What I have already done at least once:
- Renew cracked silicone and acrylic maintenance joints, inside and outside. Partly for the appearance, but in some places this also helps with airtightness
- On the attic (currently storage room) additionally taped poorly glued / open gaps in the vapor barrier
- Removed insects from the external venetian blinds, especially if they have “rolled” up in the cords and the venetian blind then closes crookedly.

Basically, if something comes up or is noticed (shower drain, aerators, etc. etc.) Controlled residential ventilation/heat pump you have already mentioned.

Additionally, regularly:

    [*]kitchen exhaust hood
    [*]backflush water filter
    [*]coffee machine ;)
    [*]clean cistern pump/filter
    [*]clean lifting unit
    [*]fan inverter
    [*]test smoke detectors
    [*]adjust/lubricate windows and doors

It is always important to keep moisture and wetness away from the house.

Clean and check the rain gutters. Check the drains. Every few years, I would have the wastewater pipes from the house to the sewer flushed and inspected. Preferably with a camera inspection. It doesn't cost the earth. Residues always accumulate in the pipes. These eventually lead to blockages. Roots can damage and grow into the pipes. These are always very elaborate and, above all, expensive repairs. After all, everything is underground.

Of course, the roof itself should also be checked from time to time. Cracked or displaced tiles, any water ingress, etc.

Two weeks ago I emptied our cistern through the long sewage pipe about 60-70m, that is flushing for me. Meanwhile, the rain has filled the cistern again.

The wastewater pipes for rainwater are not so vulnerable.

The wastewater pipes for sewage water are. Lime and urine scale, grease, and all these things stick to the inner walls of the KG pipe.
It starts small and the clumps become bigger and harder. If a root then grows through somewhere, it expands and there are narrowings and blockages.

Therefore, I would perhaps arrange a camera inspection every 5-6 years. They can then flush the affected areas and clean the pipes right away. Once there are deposits, they become as hard as concrete.

You save yourself a lot of trouble if you have it checked every few years.

Important points, some of which I hadn't considered. Do you have to flush to the sewage pipe at the inspection shaft? Ours is buried under a bit of soil, but could be quite easily uncovered. I also hadn't really thought about the kitchen extractor fan, aerators, and lubricating the windows - will remember to do that right away :) Luckily, I have neither a cistern, nor a lifting pump, nor a backflow valve, nor a basement... Apparently saved a bit of work with that.
