What is the normal price for a carport approximately 5*3 meters?

Hello everyone,

I want to build a carport at my townhouse. In principle, it shouldn’t be that difficult. Ideally, it should partially lean against the house, but one part must extend beyond it. I have attached a sketch. The whole thing is to be built in Bavaria. Here, the person at the building authority told me that a building plan applies and that I therefore have to submit an "application for exemption from the provisions of a development plan." Basically, this is possible, but I have to ask the neighboring properties for permission.

Now the following questions

- in the above property, there is a light gray square drawn, which is a power grid tower of the energy company. These borders are directly adjacent. Does anyone have experience with someone like this, or do they say no in such a case?
- some carport sellers tell me that carports up to 18 sqm are generally exempt from approval in Bavaria. Is that true? I can’t find anything about it anywhere.
- I only have two offers so far and they are immensely expensive. One includes the fence that I want between the energy tower and my carport: 11 thousand euros, the other does not: 8 thousand. I find online kits of 5*3 meters for 1,300 euros. What are your experiences here or what would be a reasonable price? The carport should have a glass roof, otherwise no requirements.

You can't compare the cheapest carport from the hardware store with a glass roof. When I compare it with our terrace roof (which is not really anything different), which costs a good 10k for 5mx3.5m, it's reasonable. Glass roofs are also relatively special, the cheapest carports all have roofing felt. If you want to do something yourself, I would look for kits for terrace roofs.

My DIY carport did not cost me 1000 euros. Quality is far better than a kit from the hardware store. Where in BY is that? Glass roof? Or are double-walled sheets also possible? First ask the transformer house operator if you are allowed to connect to the grid. Is there a building encumbrance on your property?

Procedurally Exempt Construction Projects, Removal of Installations

(1) Procedurally exempt are
1.
the following buildings:
a)
buildings with a gross volume of up to 75 m3, except in the outer area,
b)
garages including covered parking spaces within the meaning of Art. 6 para. 7 sentence 1 no. 1 with an area of up to 50 m2, except in the outer area,"

However, this does not mean that the rules do not have to be complied with.

I don't really see any approval potential. Usually (?) carports are not allowed to be that close to the driveway (street), at least here with a minimum distance of 5 meters. And then if someone at the building authority says there is a development plan (Bebauungsplan, not building plan) in which carports are NOT allowed like THIS? Why should an exception be approved for you of all people? Rather unusual because that would then be a good approach for everyone in the development area to want (be allowed) the same according to the development plan.

That is your first step.

With the gate, I hardly see it being approved. Otherwise, move it back a bit so that you can maintain 3 m distance.
