Then I should probably get a comparison offer. I just find it difficult because there are financial advisors like sand on the sea, I don't think much of them, and I have always managed my finances/insurances myself so far. Unfortunately, I also lack a recommendation. Is there a good company where independents are organized?

Truly independent advisors only exist based on a fee agreement, meaning you pay for the advisor's time.

The large companies like [z.B. Interhyp] are not independent, but that does not necessarily mean they are bad.

The quality depends entirely on the advisor, not on the company, only the offered conditions are tied to the company.

If you get 110% and it goes through, the bank pays you incidental costs and furniture, I would accept it. However, if you trick with renovation etc. and problems arise with the payout, the whining starts.

We were at Interhyp just now and the employee really made a strong impression. He had a lot of knowledge, very different from the local Sparkasse lady. We are now at a favorable 1.6% with a 15-year fixed term, but only 2,500 EUR special repayment and no option for changing the repayment rate. For 20 years it was 1.85% under the same conditions. Special repayments up to 10% each time cost an additional 0.15% interest. Both at a Sparkasse nearby.

Axa also came out well. However, I don’t know if I would want to finance with them. To me, they are an insurance company. But maybe that’s nonsense.

But another question: What actually happens if Kfw rejects the loan because the house didn’t meet the Kfw55 standard? How do I then get the 100,000 EUR that I would have to finance more? Will the bank still do it or are you then left hanging?

Hello, we also financed through Axa. However, an existing property. Annual free repayment change (1-5% -> simple email with signed attachment is enough) and €10K special repayment. Everything absolutely without problems.
