What financing amount is realistic?

Hello everyone,

we are currently considering whether we should build, but we are unsure about the financing.
At the moment, we have a net income of about €3,800 per month, with both of us working full-time.
In 1.5 to 2 years, family planning is planned, meaning an income of €1,800 will be lost, although there will be parental allowance then. Later, we plan, if possible, to work again part-time or in a €400 mini-job.
As long as both are working, we need two cars.

We currently have equity of €75,000. The plot will cost about €65,000.

We would like to build the house as follows:
- prefabricated house
- size: approx. 130sqm,
- 1.5 stories
- slab foundation
- for cost reasons, we would tend to a carport with a cellar replacement room
- underfloor heating
- heating: either gas and solar or geothermal heating
- energy efficiency KfW 70
- for the interior work, we plan to do the insulation and wall and floor coverings ourselves

What financing amount (total) and what monthly rate should we roughly expect? This should also include the interior work, incidental construction costs, kitchen, bathroom, garden, ...

Do you think we can manage this project with our income?

I'll give it a try:

Land 65,000
House 195,000
Additional construction costs 40,000
Outdoor facilities 10,000
Reserves for extras and additional costs 15,000

= 325,000 € without carport and kitchen. Nobody knows your requirements there. :)

So 250,000 to finance, interest rate at Ing-Diba would be around 2.7%, fixed for 10 years, payment with 1% repayment rate (should be higher, though) = 777 €.

You have said too little about your financial situation so far to assess feasibility. Based on the available data, I would probably not do it.

But I’m just an amateur, better wait for the members here who have more expertise. ;)
