Payment plans are part of the contract for work. No contractor will change anything about that. You either accept it as is or not. You can try to change one or the other payment, for example the final payment.

We have a lousy payment plan, 9 installments, of which we have already paid 8... the last installment is the value of the finished garage, which is also included in the cost breakdown. So we have now paid for the house, but we are just two weeks before the screed installation... Trust is everything! Somewhere on the web there is a registry from which you can find out something about the company. Maybe it is the [Bundesanzeiger]. Just google it, use the search function and have someone who can read the numbers ;)

You should definitely try that! We had good experiences with it in our construction preparation - even though in the end we planned with an architect ourselves and built with individual contracts. The companies we talked to were mostly open to the change. Especially our bank also considered it important that we did not have to pay in advance - always an argument for us in the discussions.

Everything stated in the contract for work is negotiable. If the provider is absolutely unwilling to compromise, one should find someone else... Over 70% just for the shell construction is way too much. It is important to have a construction supervisor who can also assess the individual trades. Payment should only be made after that.

So many installments? At least for property developers there is a regulation that provides for a maximum of 7 installments (at least that is what I have been confirmed by several sources) and trust is everything? Sorry, I can’t understand that. This is about a lot of money... about livelihoods and funds are simply paid without services having been rendered....??? I only wish you the best and hope the work will be completed without problems.

That is not generally correct. Only in the case of a pure property developer project must the BU comply with the Real Estate Agents and Property Developers Ordinance. For all other providers, the rule is: the more payment steps, the better; BUT always according to the construction progress!

I would not accept this payment plan; firstly, there are too few payment steps, and secondly, you have already overpaid before the shell construction is completed.

The frequently criticized 2% upon acceptance is not the problem – beforehand, the payment steps must be adjusted so that, in case of cancellation of the contract for work (which I do not wish for you; however, you have to think about it), you can complete with the remaining money.
