how do you find this payment plan?

I would appreciate a comparison with your plans and opinions.

97% at screed laying? An extreme risk. At that time, your house is only about 60% worth. That means 37% prepayment.

We currently have an insolvency case here, so under no circumstances sign something like that.

The overpayment occurs much earlier, in my opinion already at the shell construction stage (40% completion of the ground floor). See also the new construction contract law 2018. Progress payments are allowed up to a maximum of 90%.

Well, the screed is ultimately the last step in "turnkey". So I think it's okay. I would prefer the final payment to be higher.

If you leave out the little rough installation of electrical, sanitary, or roof and windows, you have a shell construction. Nothing more and nothing less.

"insignificant remaining services" is also a trap. Only what would prevent you from moving in is essential, for example a missing window. A defective window, on the other hand, is only insignificant, since you can still live inside. A partially functioning electrical system is also insignificant, since you can still live inside. etc. So you always have to pay and then chase after the defect correction.

Experience: Company still receives money: Craftsman shows up at the construction site the next morning and fixes the defect. Company already has all the money: after long begging and threats with a lawyer, you get an appointment at the earliest in 4 weeks.
