That means, the left half of the house already exists and the right side is yet to be built? Has the person already bought the [Grundstück]? Do you already live on the left side?

No, we don’t get anything. There is no house there yet, not even on the left side. But we are starting to build next week. However, the construction company wants to sell the other half as quickly as possible so that both houses can be built (almost) at the same time (and of course the construction company gets more money if two houses are built). And since our house is not standing yet either, we have no idea how it might look in the end.

Well, let's be honest. Even if there was no wall, the neighbor to the south would put up a divider so he has a bit of privacy on the terrace. Probably 2-2.5 meters high. Why not build a barbecue area on the wall and extend the terrace further into the garden?

Hard to say. But the fact that he then moves his terrace away from you and around the corner is worth a lot - that really gives much more privacy. We also live in a semi-detached house but have a wrap-around terrace and like to sit "around the corner" from the neighbors, as otherwise you really feel like you're sitting side by side, even if there is still a privacy screen wall in between. You hear everything and are also heard. We like our neighbors very much, but sometimes you just want to sit alone and in peace or have a truly private conversation. If the sun is not blocked too much, I would definitely consider that.
