One quick question to Till:
What did you finally pay for your measures?
You write that you did all of this:
Screeds, heating, electricity, roof insulation, all floors, interior doors, plaster, windows, masonry work, new bathroom including tiles and waterproofing, roof insulation
We "only" have 140 m², for which:
Heating (no own work) new gas condensing boiler with 120l domestic hot water, including new pipes, radiators and underfloor heating in the kitchen (1000€ including screed) and bathroom (installed directly in WEDI boards, only pipes and flush-mounted box 300€). Water pipes including 20m long circulation pipe because the bathroom is at the other end. All together about 20k€
Electricity I had already mentioned: about 100 sockets, 30 switches, 1000m cable, BuschJaeger Balance SI, new from the house connection, two fuse boxes, one in the basement (10 circuits, 2 RCDs), one for the house (40 fuse circuits, 4 RCDs), equipotential bonding, grounding rods. Own work: milling slots, pulling cables up to the fuse box hanging freely, wiring and installing sockets, plastering: 4k€ electrician, 1.2k€ materials
Screeds: Dry screed with 2 cm leveling insulation fill, 3cm 200kpa EPS, 24mm chipboard, exact costs I don’t remember, about 15€/m² in own work, in the bathroom made of 80 mm WEDI boards as insulation and screed in one, about 30€/m²
Roof insulation: We have a bungalow with an unused pitched roof (1.80 m high in the middle), therefore ceiling insulation 100 m² with 30 cm WLG 035 mineral wool, about 10€/m² and partly (50m²) walkable with 20 cm WLG 035 stone wool walkable + 24mm chipboard, about 35€/m² -> nowadays I would do it with wood fiber boards with compressed surface, so no chipboard is needed on top
Floors: We got white oiled oak parquet as leftover stock about 80m² for 1000€, otherwise I’d calculate about 30-40€/m² for parquet plus adhesive for 6€/m² or impact sound insulation. We took nice tiles for about 25€/m². We only tiled on the underfloor heating with concrete screed and the WEDI boards. Don’t know if that would work on dry screed. In the sleeping area, about 40m², we kept the screed and strip parquet, just sanded and oiled new for about 300€ tool rental and material.
Interior doors: White lacquered, solid chipboard, "Classic" with one large and one small panel, 55mm thick with simple stainless steel handle set for about 250€ including frame, plus 5€ per door for the frame foam. Aligning doors straight in an old building with not always straight door openings is quite time-consuming!
Plaster: Repairing defects and plastering the bathroom completely and kitchen partly new with Baumit Klima W (24 bags at 12€ each) and all walls (350m² wall), half with Klima Fein W and half with Klima Glätt W, about 25 bags each at 10€ overlay.
Generally, the manufacturers’ quantity estimates are quite accurate, maybe 10% more; important is to always mix only as much as you can use before it hardens. We mixed everything with a mixer and bucket and applied by hand. Painting with silicate paint, don’t remember the manufacturer, 10 liters cost 25€, and we used about 100 liters (all walls and ceilings, 500m² area, two coats).
In hindsight, I would at least have asked a company for plaster. It was fun, I learned a lot, but it also takes a long time as a layman, especially at the beginning.
Windows: Plastic, white inside, foil in silver gray outside, triple glazed with Swissspacer-Ultimate (warm edge), Uw=0.6, Uf between 0.8 and 0.94 depending on the window. 56m² window area including 2 double-leaf terrace doors and one 1m*2.2m terrace door and front door with full glass insert for 14k including installation, removal and disposal of old windows. The executing company was rubbish, installation cost about 5k but wasn’t particularly cheap. The Polish windows (Drutex) are good value for money. Drutex doesn’t show any significant drop in quality either.
Masonry: 2 openings, 1.5m wide, 2.1m high with lintel (14cm and 27cm walls) including lime plaster (not provided by us), bricking up two door openings with space for refrigerator (24cm) and plastering, enlarging two floor-to-ceiling windows downwards (one window 2m wide, one 4.6m wide), applying smooth coat and adjusting outer facing brickwork: 3.8k€ (without construction waste disposal because we had the container right outside the door)
Bathroom: Pipes, water/sewage up to stop plug, 2 pre-wall elements for toilets with push plates (each 400€ installed) as well as bathtub (1.8/0.7m) and shower tray (80/90/2.5cm) with setting and sealing tape were already included in heating costs. The tubs cost about 500€ each. Liquid foil and sealing tapes for corners in own work, don’t remember the price but not much. Floor tiles 40€/m², wall tiles 30/60 cm about 20€/m² plus finishing strips, corner strips for about 100€. All installed by ourselves. Ceramics also not too expensive, about 100€ per thermostat fitting and 50€ for a faucet, plus a bit more for shower heads and hoses. You can calculate about 100€ on average for washbasin and toilet.
Kitchen: We kept the old kitchen or rather the cabinets and only installed a new sink with faucet, countertops, oven, extractor hood, fridge, washing machine.
Ancillary costs: Tools (1000€) and debris removal (5 tons mixed waste and 12 tons rubble, about 1500€)
... I surely forgot something.
In total, we spent about 60k€ and received about 5.5k€ subsidies (KfW 10% for heating and windows, IB-SH 2K flat-rate)
