What costs should I expect?

Hello everyone,

I received a plot of land measuring 547 sqm as a gift from my grandma. So far, so good....

The land registry office has already informed me that it is residential building land. Now, if I understand correctly, I still have to submit a preliminary building application and a building application. How expensive can these applications be? My husband and I plan to build there within the next 2 years if everything goes well.

My next question....
We want to buy a prefabricated house. We think there are good companies for that as well... Our house should be between 120 and max. 140 sqm.

How expensive can such a house be including all work, additional construction costs (electricity, water, notary, etc.)? We have set a limit of €150,000. Is that too tight? We actually consider the price realistic because no land needs to be purchased anymore.

It would be nice if someone could give us some advice!

Hello,

there are probably already enough threads where this has been clarified, but with 150k you will hardly get by. That’s enough for the house without a basement, but then the incidental costs and all the extras that you would like to plan for a new build are missing.
As for the building application, you don’t need to submit it now, because it becomes invalid after 2 years if you don’t start. Also, you are not the one who submits it, but an architect.
Just go to one of your prefabricated house providers and have a house calculated for you. Even if there is never any talk of a new kitchen, there are, for example, electric shutters, underfloor heating, etc., which you install right away.

You can save yourself the preliminary building application, the building application itself ranges from €50.00 for the simplified approval procedure up to several hundred or even a thousand for a “normal” building application. You should only start the building application/simplified approval procedure if you intend to build within the validity period of the building permit – usually 2 years; if this period expires, the process starts all over again.


For a 120 sqm house, I consider this amount too low; at 140 sqm you should cautiously calculate around €180,000; in both rough calculations – obviously without a basement – I assumed inexpensive technology to achieve the KfW 70 standard.

To this amount you must add around €30,000 for typical additional building costs; assuming normal soil conditions and development of the plot, otherwise it will be more. Realistic is €158,000 for a detached house of 120 sqm on a slab foundation, additional building costs €30,000 = total investment sum €188,000 plus funds for one or the other extra, such as kitchen or garage for the car

Hello! I would be interested to know how things have progressed with you. Have you decided on a construction option? We are facing the same situation. The plot of land is available, our price expectation was still below 150,000€, but it has since been surpassed. I think hardly anything can be done under 200,000€, regardless of whether it is a prefabricated house or a construction company from the region.
