What costs must be expected?

Hello,

we want to build a house. The ground floor will serve as commercial space, the living area will be on the first floor as well as in the attic.

Planned dimensions are approximately 19x15m. Actually, we would like a round log house, but we would also be interested in the price for a standard house (we might deviate from our ideas here).

- Fireplace on the ground floor
- Fireplace on the first floor
- Many windows
- Hipped roof with 3 dormers
- Partial basement (steep slope)
- At least Kfw 55
- NO garage
- 3 balconies
- rather upscale fittings.

I would be happy if you could tell me the price range for a solid house or round log house as well as your assessment.

I’m afraid there will probably be a 1 at the very front ;-) With that size, it will probably be at least 600-700m² of living space and that in upscale fittings...

I first thought had mixed up WF with plot size :D:D

But 19x15m is 285 sqm of floor area. Maybe the entire upper floor, and half of the attic, or how did you imagine it, wibble?

So I also see a 1 in front of this project (and a nice additional 6 digits).

How high is the ground floor supposed to be? Commercial properties are often a bit higher? And what kind of business is supposed to go in there roughly?

The project differs in essential points from the typical single-family house (19 m x 15 m; commercial and residential), so that the typical rules of thumb (for example: 1800 euros per square meter of living space plus additional costs plus extras) may possibly not apply. Are we talking about the gastronomy business on the ski slope? Or am I confusing that?

I think so; at least those are first posts; then the ceiling height on the ground floor can be a bit lower so that it feels nice and cozy

Sorry for only getting back to you now. There’s a lot going on before Christmas with the family ;)

So the floor area will be roughly 15x19 m.
The ceiling height must be at least 2.80 due to legal requirements. I’m rather expecting 3 meters.

The floor plan is a bit complicated. Only about half will actually have an upper floor and also a finished attic. On the other half, from the ground floor you should be able to see up to the roof and there should only be a gallery as the upper floor. That part belongs entirely to the "commercial part" and only roughly "half" of the upper floor is supposed to become living space, including the attic. The attic doesn’t have to be very big. A room of 30 sqm would suffice.
If you calculate with a 1 at the front, are you already including furniture? Without or with?

We have actually calculated with such an amount, but of course it’s important to know now what is already included. Because if in the end we come to over 2 million, it might possibly no longer be worthwhile.

Anyway, thanks for your assessments and yes, it is about a gastronomic business.
For the one half of the upper floor, you could of course make the roof significantly lower, but no idea if that might possibly even make it more expensive.

Is the price you are quoting the price for the house with heating, bathrooms, electricity and floors?

So maybe “upscale” was an exaggeration. But I’d rather calculate too much than too little.
In January we have an appointment at Leonwood, then we will probably find out what we have to reckon with.
