You also have to rethink today, the rule to be debt-free upon retirement no longer applies. It doesn't have to either, because the installments are much lower due to the interest rates.

I don't see it that way, since the hypothetical pension gap would actually become even larger.

In retirement, income will very likely be needed for maintenance measures, you can’t also pay off a mortgage on the side. At least at the credit institution where I work, that is not done and as far as I know, it is the same at Volksbanken and Sparkassen. Either the house is paid off by the time of retirement or there is no financing. I am also not aware that anything is supposed to/will change about this.

None of our banks were really interested in that. I also wouldn't know what is wrong with it, because there are probably enough pensioners who pay rent. Maintenance always has to be carried out, then nothing accumulates until retirement.

My personal goal has actually always been to be finished with a possible loan by 60. To then still be able to save for a few more years for retirement. Let’s see if that can somehow be realized. Hopefully, salaries will also rise somewhat by then

I personally tend to increase the equity capital since we are currently – as mentioned by – quickly approaching 100% financing. Which probably isn’t necessarily so good.
Therefore, I personally have actually assessed our equity capital as not sufficient, unlike you
The money that is in the stock market would also be immediately available, but I see it as a personal buffer, which I would then shift into a safe investment.
