We want to build a house/have a house built, but how?

1200,-* to 1500,-€ / sqm
Shell construction 400,- to 500,- € / sqm without building services

*with the 2009 Energy Saving Ordinance the lower limit will still move upwards.

So once again for a beginner like me.

I take the square meters, e.g. 120 times 1500 Euros = 180,000 Euros

What else comes on top?

Cost estimate:

Area x unit price + 20% incidental costs = building costs
+ land including development costs

So just for earthworks and a bit of outdoor facilities, a big chunk is added on top. This is often completely underestimated. At least that was the case for us – despite preliminary calculation.

I would rather leave that out when it comes to the financial ceiling. Maybe you can buy a cheap property and modernize it step by step. In my opinion, that would be the better choice and also feasible with the amount mentioned.

Is the prefabricated house also built using solid construction? I understand that you want to spend 170 thousand euros for the turnkey house construction? Of that, the land is to be paid for 65 thousand euros and the ancillary purchase costs. We will build our single-family house for 135 thousand euros. However, we will construct the shell of the house and garage ourselves.
