We want to build a house/have a house built, but how?

Hello

First of all, I hope I am in the right place here. I just signed up.
My girlfriend and I want to get married soon, and since we have a 2-room apartment and definitely want to have a house, we want to start working on that after the wedding.
We have already looked at some used ones, but they were way too expensive because quite a bit needed to be renovated. Therefore, we decided that new would be best.
We both earn 1500 euros, so 3000 euros net (still without a child but that should come at the same time).
We have saved 20,000 euros. Not much, but at least something.
My parents built their house 10 years ago, so my father has a lot of experience in this area. But since he is already 50 years old, I don’t want to put him through the stress of a construction site, and I have no idea how to do anything.
We contacted a solid construction company. They wanted to sell us a single-family house with land, but without a garage and outdoor facilities for 210,000 euros. A lot of money, because you still need some furniture and other items.
Unfortunately, I don’t know what it would cost if we had everything done by companies ourselves, and I also don’t know how to find out.

My real question is what you would do or have done. Plots of land in the size range of about 500 to 600 square meters cost around 65,000 euros.
However, we don’t want to repay more than 700 euros monthly on the loan, so a total amount of 170,000 euros comes together (with the 20,000 euros saved). That has to be enough for everything.

Now some of you are probably laughing at me, but as I said, I have no idea in this field. Sorry.

A garage would not be so important at first, you can build it later.
But the house should have the following:
Underfloor heating, a fireplace, and tiles on the ground floor as well as a finished outdoor area.

What do you think?

Hello,

so without massive personal contributions, it probably won’t work,... at most the building materials are still included.

So this is how I imagined it. We want to spend a total of 170,000 euros. We have 20,000 euros and therefore need to finance 150,000 euros. I think that would work with a net income of 3,000 euros in total, even if we have a child during that time it would be 2,500 euros net. Or am I wrong? The repayment rate to the bank would be 700 euros. So with a new build costing 170,000 minus the land (about 65,000 euros), that would leave 105,000 euros for the house. Is this not possible at all with a new build?

Hello,

105 K€ minus 20% additional costs is about 85 K€

that would theoretically be between 60-70 sqm.
Since construction costs are actually rising towards small houses,
that won't work.

There is surely a calculation rule to figure out the costs, right? For example, 20 euros per square meter or something like that. If so, what does it include? Just the house or also the land and additional costs?

1200,-* to 1500,-€ / sqm
Shell construction 400,- to 500,- € / sqm without building services

*with the Energy Saving Ordinance 2009, the lower limit will still shift upwards.
