Hello dear house lovers :-)

We are addressing the forum in the hope that there is someone here who has planned or even built a house with the same key points/dimensions. Since we want to build with a developer without a consulting architect, we hope to receive suggestions here.

We would like to build a single-family house with the dimensions W x D of 8m by 11m (possibly also 11.59m). It should have two full floors.

Our requirements/ideas are as follows:
- Without a basement
- Replacement adjoining garage
- On the ground floor open kitchen, possibly with adjoining pantry
- On the ground floor small guest WC with shower
- On the ground floor utility room large enough for heating technology, washing machine, dryer, and also space to hang some laundry.
- Open living/dining/cooking area
- On the upper floor master bedroom (possibly with dressing room)
- On the upper floor as large a bathroom as possible or smaller bathroom + children’s bathroom
- On the upper floor 2 children’s rooms

We hope there is someone who has already planned a similar house.

Thanks and best regards Gregor

Hello,
thanks first of all for your reply. And did you only plan it or did you also realize it? :-)
And above all, what does this planning look like?

Best regards
Gregor

As far as I know, building without an architect is not possible. Someone has to sign off on what is going to be built. Not everyone can just plan something themselves and then have it built.

Without knowing the [property] and location, no one can help you. Otherwise, only Google and the many sample floor plans on the internet can help you. However, you probably won’t be able to fit in everything you wish for.

Well, it depends on how big or small the rooms are supposed to be.

We are building on 8.84 x 10.64 and had the same requirements, even one more children's room ;)

But your builder must have suggested something to you, right? We received a proposed floor plan from every prefabricated house manufacturer at least, and since the wishes above are "standard," it should work out.
