So a hillside property is definitely something nice... At least better than new development areas that I have to visit. That terrifies me. I'd rather have a hillside property. The information about the slope is enough for me to imagine it. Only the dimensions of the property would be very, very helpful to see whether the hillside location is on the short side or the long side of the property.
Personally, I find it extremely attractive to have a double garage on the ground floor and then build a staircase from the garage to the upper floor to reach the living spaces. Then, if the property allows it, one could plan a terrace on top of the garage and set the actual house back a bit, etc... And why should that now mean financial ruin? Of course, it is more expensive than a flat house, but ruin is the wrong term. I am sure something like that is financially manageable.
Please also calculate the costs for stabilizing the excavated side along with the excavation costs! For the money, I would prefer the first option.
