Waiting time for floor plans and offers

If we could submit the building notification (which should be sufficient for us) by the end of the year, I would be completely satisfied. It is still quite possible.

From experience, I would recommend that you plan a bit more buffer time for the building permit. Of course, this varies from building authority to building authority and even from processor to processor, but it can also take significantly longer. Here in Baden-Württemberg, a maximum of 3 months is legally required, but it actually took a full 6 months. With our neighbor, it's currently the same, the building application was submitted in December, and there is still no permit.

With a building notification, we could simply start after four weeks. Therefore, I’m fairly relaxed about it.

The thing with the building line.... that's basically settled.

If we don't get the go-ahead from the building authority, we will have the property boundaries changed so that only the sizes of the two properties are swapped. But as things currently stand, we are allowed to simply build in the middle (i.e., on the boundary of the two properties) without the building line being relevant.
