By bargain I rather meant a house with a reasonable price/performance ratio. We're not on RTL2 here... But I was told that houses in a decent condition at a reasonable price often don't even get listed on the portals because they are gone beforehand. And I would be interested in such a house as well.

You could place a classified ad. It might also help to tell as many people as possible in your area about your intention. That’s exactly what is happening to me right now: someone close to me talks about my house plans at a coffee gathering and suddenly, a house is offered that is initially being sold privately (without any advertisement). Whether that is always an amazing great deal is another matter.

I would stay away from real estate agents; it’s already enough that you have to pay the property transfer tax. Why add a few thousand on top of that? Of course, it might take longer without an agent or might not even work out, but who knows that in advance...

The "reasonable" houses sold through an agent do not make it to the portals because many seekers approach agents (search orders), and thus these customers are confronted with the property first.
That is why you are advised here to contact an agent. They often cooperate, so the likelihood is high that agents will present you with some desired houses.

An agent is an intermediary... not necessarily suitable for everyone, but especially for those who do not have a network, as advises you. Of course, that also has to be compensated.

It is also an advantage to have good contact with people who professionally deal with individuals who want or need to sell their houses. For example, tax advisors/lawyers. I learned about two properties through a tax advisor friend, even before anyone else could view them. Unfortunately, both houses didn’t fit the requirements. One of them was actually quite cheap.
