Now the question is also which bank does something. I have never heard of variable. If something like that exists, one could even avoid an entry. That would be great...

Every reputable bank offers variable loans. Whether this makes sense always depends on the individual case. Whether collateralization through [Grundschulden] is necessary is another matter and must be answered independently of the type of interest applied.

We had financed the property variably because we had reserved the property but did not yet have a construction partner in sight. In this constellation, there was no other solution. The time and financial effort is naturally somewhat higher as a result. Alone 4 notary visits, 2 for the property, 2 for the house...
