I can understand the issue with the smell. However, it will fade away - once the drywall walls are painted, you hardly smell anything anymore. The window frames would only discolor after years of intense smoking. Overall, I would proceed as described by .But you would also be bothered by it? I'm not sure right now if I'm being overly picky. Unfortunately, I notice such things relatively quickly and am a bit afraid that it will settle in. Also, we have white window frames, so I don't like that either. Nicotine also causes discoloration. :/
