In principle, everything has been said, although your acquaintance's interpretation is very flowery and technically incorrect, the end result remains the same.

There are enough banks that have no problem with this Schufa below a loan-to-value ratio of 80%, especially since you are not the only borrower. Or is your husband's score similar?

The prerequisite is therefore always that there is no negative feature. I do not see that from your description and explanation so far.

First of all, thank you very much for the answers, that reassures me a bit and the initial "shock" has somewhat subsided.

I have/had now made appointments with banks that also have a branch network and at least from two of them we have by now the verbal assurance that the score should not be a problem under the other conditions (income, equity, civil servant), especially since definitely no negative features are present.

We had exactly the same problem when buying our first property in 2011. No negative entries, always paid all invoices, yet a poor score and rejection by almost all banks offered by Interhyp. However, the local Sparkasse approved without inquiry, at almost identical conditions.

By the way, our Sparkasse also does not report the mortgage loan to the Schufa.

Hello everyone,

although quite late, I still wanted to quickly thank you for the numerous hints and tips and briefly give feedback that financing with PSD Bank Rhein-Ruhr has worked out with very good conditions.

Curiously, my Schufa score has increased by as much as 5% with the registration of the mortgage. Whoever wants to understand can...

That is quite understandable. If a bank is willing to lend you €400K, that certainly says a lot about your creditworthiness. Therefore, successfully serviced loans are also beneficial in the score. It would be great if you would post your terms. It's always interesting to see what is currently possible on the market.

The Schufa score does not increase with an approved financing; there must have been other reasons.

If a Sparkasse does not report a loan to Schufa, a poor Schufa score cannot lead to rejection, because this Sparkasse does not participate in the Schufa process at all.

Any good financing broker could have helped you better than your acquaintance, who only unsettled you. The PSD Rhein Ruhr is a classic bank for financing broker companies that work with platforms.
